TIPS FOR MAINTAINING YOUR GARAGE DOORS

The three main types of doors are panel and sectional garage doors, roller doors, and tilt doors. Panel and sectional, and roller doors are both very common in homes around Brisbane, with tilt doors a little less so. Here are the best maintenance tips for panel and sectional doors, roller doors, and tilt doors.

CLEANING

If left alone, dirt, dust, and other contaminants can cause issues. Therefore, a good cleaning regimen is an important part of your regular garage roller door maintenance strategy.

  • Clean the exterior and interior of your doors every two weeks with mild detergent and water.
  • Pay close attention to divides and joins.
  • Always look out for signs of rust or mould.

LOCKS

If you don’t take good care of your garage door locks, they can become difficult to use, or even freeze up entirely. But that can be avoided.

  • Regularly lubricate your locks with a silicone or graphite-based lubricant spray.
  • Keep an eye out for signs of rust.
  • Don’t leave a lock unused for too long.

STEEL HINGES, PLASTIC HINGES, WHEELS & BEARING PLATES

Clean and well maintained hinges will keep your garage door moving properly.

  • Check hinges at least once every 4-6 months, looking for rust or damage.
  • Lubricate hinges at the same frequency, or even every 3 months.
  • If you spot any damage, try to make repairs or replacements as soon as possible.

CABLES

For safety reasons, do not touch or try to adjust the cables on your garage door.

SPRING TENSION

Springs may lose tension over time, so it’s important to take a look at these on a regular basis. It’s normal to apply a little more tension than is required when the door is installed, so this may decrease.

  • Check spring tension every few months.
  • Lightly lubricate springs to prevent friction between the coils.
  • Look out for any signs of rust.

GENERAL MAINTENANCE TIPS YOU SHOULD CONSIDER

There are a few general maintenance tips that every proud owner of a garage door should keen in mind.

  1. Check your garage door & garage door opener every 30 days to make sure they are working properly. If you’re in an area with extreme temperatures or a harsh environment, check more frequently. Also test manually opening and shutting your garage door, but make sure you put your opener into manual mode if applicable.
  2. If your garage door isn’t going up or down as it should, check the inside surfaces of the guides. Make sure there’s nothing blocking the path of the door, and check for patches of grime or dirt. If the door is still not working as it should, you’ll need to book a garage door service by a professional technician
  3. We’d recommend servicing your garage door every 12 months, to keep it in great condition. A regular service by an expert technician will help identify any issues before they turn into expensive repairs or replacements, and keep your door operating smoothly. If you live in an area with a more extreme climate or environment, we’d recommend a more regular service.
